There is a merger growing between senior housing architects and assisted living/memory care medical science. It is imperative at this time in senior housing development that the architect that Proclivity utilizes is at the cusp of knowledge of this growing trend. Proclivity has relationships with several architectural firms, some of whom are so respected in this trending that they are asked by various organizations to speak at their regional and national conferences on this subject. This emerging science of architecture, design and medical science is fascinating and no doubt will continue with even greater inertia.
Before anything can begin relating to even a proposed senior community footprint, engineering input is imperative. Typically, because of their knowledge of topography/geology, weather, as well as local regulatory ordinances, Proclivity generally seeks to work with an engineering firm from that local market. As soon as practicable, Proclivity merges the architect with the engineering firm to begin their collaboration. Once that process has inertia, Proclivity introduces both parties to the operator who will add certain basic requirements, as well as unique requests to the ultimate size, placement, operational floor plan and more.
Given the unique point of differentiation that Proclivity enjoys, our site selection process is somewhat different from our industry peers. Typical industry standard site selection requires major road frontage, or at least signage on a heavily trafficked road. Of course both of those can certainly be advantageous, but those are not imperative with Proclivity's faith-based model. Our intentional involvement with local places of worship create an enormous advantage. Instead, we apply other industry standard qualifiers such as buildable acreage, setbacks, ingress/egress, utilities, zoning along with the typical laundry list of regulatory directives. Proclivity has performed site evaluations in MI, TN, KY, NC, FL, TX, NY, CO, and through affiliates other states. We know what to look for.
